M&E Maintenance in Ireland

Asset-based PPM, not a generic schedule

A PPM schedule is only as good as the asset list behind it. If the register is incomplete — and in most buildings it is — you are maintaining what someone remembered to write down and discovering everything else when it breaks.

We build the schedule from a verified asset register: every asset identified, tagged, graded for condition and rated for criticality, with the maintenance frequency set by manufacturer requirement, statutory obligation and how critical that asset is to the building. Compliance and records

Much of M&E maintenance is statutory rather than optional — emergency lighting testing, fixed wire inspection, water hygiene monitoring, fire system servicing. What matters at inspection is the record: what was tested, when, by whom, what was found and what was done about it. Every task is logged against the asset it was carried out on, so the history stays with the asset for its whole life.

What does M&E maintenance cover?

M&E stands for mechanical and electrical. It covers the building services that make a building usable — electrical distribution and lighting, heating and hot water, pumps and motors, ventilation plant, controls and BMS, and the interfaces to life-safety systems. It is often called 'hard FM', as opposed to 'soft FM' services like cleaning and security.

What is the difference between PPM and reactive maintenance?

PPM (planned preventative maintenance) is scheduled work carried out at set intervals to stop failures happening — inspections, servicing, replacing wearing parts. Reactive maintenance is fixing something after it has already failed. A well-run building runs mostly on PPM, with reactive work as the exception; the ratio between the two is one of the clearest indicators of how well a building is being managed.

Do I need an asset register before you can quote for M&E maintenance?

No — but the quote will be more accurate if there is one, and if there is not, building it is usually the first thing we do. Without a verified asset list, any M&E quote is an estimate based on building type and floor area rather than on what is actually installed.
