What do asset management companies actually do?

In a facilities context, an asset management company identifies and records every physical asset in a building, tracks its condition and service history, schedules the maintenance that keeps it running, and forecasts when it will need replacing and what that will cost. The output is a verified asset register plus a costed lifecycle plan — so plant replacement is budgeted years ahead instead of arriving as an emergency.

Is facilities asset management the same as financial asset management?

No, and the shared name causes constant confusion. Financial asset management means managing investments and funds on someone's behalf. What is ISO 55000?

ISO 55000 is the international standard family for asset management, with ISO 55001 setting out the requirements for a management system. It defines how an organisation should align its asset decisions with its objectives — covering asset data, risk, lifecycle planning and continual improvement. A verified asset register is the practical starting point for any of it.

Where do you start if we have no asset register at all?

With a physical survey. Asset detection identifies what is actually installed — including plant added during past fit-outs that was never recorded — and the asset inventory captures each item's make, model, serial, location, condition and criticality. How much does asset management cost?
