Software with a service behind it
Conventional asset management software — CMMS and EAM platforms — is sold as a licence. You buy it, and then you are responsible for populating it, keeping the data accurate and getting your team to use it. The most common outcome is an expensive system holding a register nobody has verified since implementation.
Our approach is different because the register is built by the people who maintain the building. The asset inventory is carried out on site, the tags are applied by our teams, and every service visit updates the record at source. The software is accurate because it is a by-product of the work rather than an administrative task on top of it.
Your data, exportable
The asset register, service history and condition data are yours and export as structured data at any time. If you move to another provider or bring FM in house, the record goes with you and loads into whatever CMMS or EAM system you adopt. We think that constraint keeps a supplier honest.

What is asset management software?
Asset management software is a system that holds a register of an organisation's physical assets and manages the work done on them — maintenance schedules, work orders, service history, condition and lifecycle planning. It is often called a CMMS (computerised maintenance management system) or, for wider enterprise scope, EAM (enterprise asset management).
What is the difference between CMMS and EAM?
A CMMS focuses on maintenance — scheduling planned work, managing work orders and recording service history. EAM covers the wider asset lifecycle, including procurement, financial and depreciation data, and long-term capital planning. For most building operators, CMMS functionality is what actually gets used day to day.
Do I have to pay a separate licence fee for the software?
No. The ML10 dashboard is included as part of the Elite Cleaning & FM service rather than sold as a standalone licence. There is no per-seat charge for your team to see their own building's data.
Can you import our asset data into our existing CMMS?
Yes. If you are committed to an existing platform, we deliver the verified asset register as structured data formatted for import into it. The asset inventory, detection and tagging work stands on its own — you do not need to change software to get an accurate register.
What happens to our data if we change supplier?
It goes with you. The asset register, service history and condition data export as structured data at any time and are yours to take to another provider or bring in house.
