The two problems asset detection solves

The first is assets in the building that are not on the register. Every fit-out, refurbishment and emergency replacement adds equipment, and the register is rarely updated afterwards. Those assets get no planned maintenance, appear in no budget, and are discovered when they fail.

The second is the reverse — 'ghost assets': items still on the register that were removed or replaced years ago. They inflate your insured value, sit in the maintenance schedule consuming attendance, and distort every capital forecast built from the register.

How the detection survey works

• Systematic room-by-room and zone-by-zone physical sweep of the site
• Plant rooms, risers, roof plant, ceiling voids and external areas included
• Nameplate capture — make, model, serial, rating, install date
• Cross-reference against any existing register, O&M manuals and drawings
• Reconciliation report: assets found, assets missing, assets misrecorded

Tagging: QR, barcode or RFID

Each asset gets a durable, uniquely numbered tag selected for its environment — polyester or vinyl labels for internal plant, metal or engraved tags for external and industrial locations, and RFID where assets are mobile or need to be read without line of sight.

QR and barcode tags are the practical default for fixed building plant: they are cheap, they survive well, and any engineer can scan one with a phone. RFID makes sense where you need to track equipment that moves between locations, or read many assets quickly during an audit.

What tagging changes day to day

Once assets are tagged, the record follows the asset rather than living in a spreadsheet someone has to search. An engineer standing in front of a pump scans the tag and sees its history, its last service, its condition grade and its open jobs. Work is logged against the correct asset instead of a free-text description, which is what keeps the register accurate over time rather than letting it decay again.
