An asset inventory is a physical, on-site verification of every serviceable asset in a building — each one identified, located, photographed, condition-graded and recorded with its make, model, serial number and install date. Why most asset registers are wrong
Almost every building we survey has an asset register that no longer matches the building. Assets were replaced but the register was not updated. Plant was added during a fit-out and never recorded. Items on the list were decommissioned years ago and are still being maintained on paper. Registers inherited from a previous FM supplier are frequently a spreadsheet nobody has verified in a decade.
The consequences are practical: you are paying to maintain assets that no longer exist, you have no maintenance cover on assets nobody knows about, and your capital plan is built on an incomplete picture. A physical verification is the only way to fix it — there is no desktop shortcut.
What you get at the end
The deliverable is a structured asset register — exportable data, not a PDF — covering every asset with all captured fields, plus the photographic record. It is loaded into the ML10 dashboard so it stays live as assets are serviced, replaced and decommissioned, and it exports cleanly into any CMMS or EAM system you already run.
Critically, the register is yours. If you move to another supplier, the data goes with you. An asset register that you cannot take out of a supplier's platform is not an asset register, it is a lock-in.

What is an asset register?
An asset register is a structured record of every physical asset in a building or portfolio — each with a unique ID, type, make, model, serial number, location, install date, condition and criticality. It is the master list that maintenance schedules, lifecycle budgets, compliance records and insurance valuations are all built from.
What is the difference between an asset inventory and an asset register?
The asset inventory is the exercise — physically walking the building and verifying what is there. The asset register is the output — the living record that is then maintained as assets are serviced, replaced or removed. You carry out an inventory to create or correct a register.
How long does an asset inventory take?
It depends on the size and complexity of the site and how much plant is in it — a single office floor is quick, a hospital or manufacturing facility with extensive M&E takes considerably longer. We survey the building and give you a fixed programme and price before starting, rather than working on day rates.
Do I own the asset register data?
Yes. The register is delivered to you as structured, exportable data and remains yours regardless of who maintains the building afterwards. It is loaded into the ML10 dashboard so it stays current, and it exports into any CMMS or EAM platform you already use.
Can you update an existing asset register instead of building a new one?
Yes, and it is often the right approach. We verify the existing register against the building, correct what has changed, add assets that were never recorded and remove those that no longer exist. You keep your existing asset IDs and history where they are sound.
